Directions

At the community of Moonbeam (about 21 km east of Kapuskasing), turn south off Highway 11 onto Beauvais Rd., which divides lots 12 and 13 Fauquier Township. Proceed about 2.5 km to the Township Line. Turn left
(east) and continue about 500 m to the northwest corner of the property. The property is rectangular in shape, 825’ wide by 3960’ deep.

Crown Land

This property is bounded on the south side by a continuous unbroken tract of Crown Land which extends for thousands of square kilometres. In fact, except for patches of private land following Highway 11, almost all the surrounding territory is Crown Land.

Terrain & Vegetation

This is an extensively forested area, mostly spruce, birch, and poplar, with gently rolling topography alternating with patches of marsh. The property itself is fairly flat and about 90% forested. About 30% of the property at the south is forested wetland. The slow moving Groundhog River is only about 8 km east of the property, accessible across Crown Land to the south, or via Highway 11. The forest and wetland areas are habitats to many wild species such as deer, moose, black bear, beaver, and duck.

Timber & Mineral Rights

Timber and mineral rights come with the property. The vendor will retain a 2.5% net smelter return should a mine be located and precious metals are produced and derived from this property.

Recreational Potential

As a fully accessible hunting or fishing retreat, this location is perfect. While it is only 20 minutes away from the town of Kapuskasing, it is a solitary piece of Canadian Shield wilderness adjacent to Crown Land. Hunting for moose, black bear, and duck is excellent here, and the nearby Groundhog River gives excellent opportunities for fishing and canoeing. In the winter the area is well serviced by snowmobile trails, and cross-country skiing locations are abundant.

A excellent location for camping, future retirement, hobby farm enthusiast, and great long-term investment.

Price

$16,470.00 payable $1647.00 with order and 50 monthly payments of $296.46 and interest or $14,823.00 (being 10% off) if paid $1647.00 cash with order and $13,176.00 within 30 days.
