Location
Ideal as a hunting camp and for the fishing enthusiast! A pond right on the property with a stream gives access to the mighty Abitibi River. This substantial 162-acre property near the community of Matheson is a jewel in the wilderness.
Directions
This property is approximately 25 kilometres directly northeast of the community of Matheson, but can accessed via a gravel road (Munro Lake
Rd.) connected to Highway 101, 25 kilometres east of Matheson. Travel 20 km north on Munro Lake Road to an intersection of forest access roads. From here travel 10 km west on the gravel forest access road; turn right and proceed 400 m to a gravel pit. The East property boundary is 100 metres from the end of the gravel pit.
This property is square, about 2640’ (1/2 mile) wide by 2640’ deep.
Crown Land
The subject property is bounded on 3 sides by Crown Land which continues
for many square miles, mostly to the northeast. Many of the townships in
the area are 100% Crown Land! This provides access to endless tracts of
wilderness full of scenic forests and streams teeming with pike, walleye
and pickerel.
Telephone & Electricity
In nearby Hearst and Timmins dealers
can provide area residents with solar power and satellite
telephone. OR you can install a portable generator.
Terrain & Vegetation
This property is fairly flat and the larger trees have been recently
harvested, leaving a good stand of trees less than 5” circumference. Two
small beaver ponds and a stream connect to the nearby Abitibi River. The
surrounding area is mostly flat with alternating spruce/poplar/birch
forest and relatively clear wetlands. Streams tend to be slow and
meandering. There are numerous other lakes and creeks in the area.
Recreational Potential
For an outdoor fun lover, this location is excellent. As a hunting camp
this is ideal! And for the fishing enthusiast, there are ponds right on
the lot, with a stream giving access to the Abitibi River.
The access road crosses Camp Creek (8 km before the property), which
holds Speckle Trout. Abitibi Lake can be accessed by gravel road from
the property 16 km to the northeast. This is an excellent lake for
Walleye and large Northern Pike.
The vast expanses of Crown Land allow unlimited access to hunting (bear,
moose, deer) and fishing. Canoe excursions can take a person for miles
in the wilderness, and the cross country skiing and snowshoeing in
winter are unbeatable. At the same time, civilization - Matheson,
Iroquois Falls, Timmins - is conveniently close, and the property ia
accessible year round, by road in the warm months and by snowmobile in
winter.
Timber & Mineral Rights
Timber and mineral rights come with the property. The vendor will retain a 2.5% net smelter return should a mine be located and precious metals are produced and derived from this property.
