Location

From Toronto drive north along Hwy 11 for 590 km (365 mi) to the junction of Hwy 11 and 66 east. Continue into the Town of Kirkland Lake about 12 km (7.2 mi). Continue east through Kirkland Lake for about 25 km (15 mi) to the town of Larder Lake to Larder Lake Rd. which runs north to Mulven Lake. The property is about 900 m east of the road.

The property is an irregular polygon in shape, with average dimensions of 1200 m by 400 m.

Crown Land

The land portion of this lot is surrounded by private lands but the area to the north and east of the lake is Crown Land which extends for thousands of square kilometres - east to the provincial boundary, and north to James Bay.

Terrain & Vegetation

This area is part of the vast boreal forest covering the Canadian Shield in Northern Ontario. The land portion of the property is forested (a mixture of deciduous and coniferous woodland) and slopes gently upward to the southwest.

Occupying about 2/3 of the property is Mulven Lake, and just a little further southeast is Wawagoshe Lake. Both have excellent smallmouth bass, northern pike and walleye fishing. Throughout the nearby Crown Lands are numerous small lakes and wetlands which attract bear, moose, deer, and duck.

The largest lake in the area, Larder Lake, is also excellent for fishing the species noted above, as well as lake trout. Misema River, to the west, offers northern pike, walleye, and brook and rainbow trout.

Recreational Potential

For a spot to pursue outdoor recreation, this location can’t be surpassed.

While the hunting and fishing are spectacular, the location is only minutes away from the town of Larder Lake with all its conveniences.

Nearby Misema River is a popular canoeing route. In the winter, a major OFSC maintained snowmobile trail passes several kilometres south, and numerous downhill and cross country ski facilities are nearby.
